Haboobs and summer storms coat window walls and terraces in fine silt. How to keep the view clear without scratching the glass.
Arizona's monsoon season runs officially from mid-June to the end of September. It brings welcome rain, spectacular skies and, for anyone living behind a wall of glass, a great deal of dust. Dust storms can coat an entire elevation of windows in minutes, and the rain that follows turns that dust into a muddy film that bakes on in the afternoon sun.
Why wiping dusty glass is a mistake
Monsoon dust carries fine particles of quartz and feldspar. When a dry cloth or squeegee is dragged across dusty glass, those particles can leave fine scratches that catch the light forever. Tempered and low-E coated glass is especially vulnerable.
Our glass team always rinses first. On exterior window walls we use a purified water system that flushes dust away before any agitation, then a soft brush, then a final rinse with deionized water that dries without spots.
Time of day matters
Glass in direct Arizona sun can reach temperatures that flash-dry any cleaning solution, leaving streaks and residue. We schedule exterior glass for early morning or for the shaded elevation of the house, working around the sun as it moves.
Always rinse before you wipe. Dust is sandpaper, and glass remembers every scratch.
Screens and slider tracks
Screens trap an enormous amount of dust during monsoon season and release it back onto clean glass with every breeze. We remove screens, rinse them gently and let them dry fully in the shade before reinstalling. Slider tracks are vacuumed and wiped so doors glide and seals close properly.
Patios, cushions and outdoor kitchens
- Store or cover cushions before a forecast storm when possible.
- Sweep and dust-mop terraces before any wet cleaning.
- Rinse outdoor kitchen surfaces before wiping to protect stone and stainless steel.
- Check pool and spa covers for dust buildup after each storm.
- Clear drains and scuppers so standing water does not stain stone.
Protecting the inside of the house
Fine dust finds its way inside through door sweeps, HVAC returns and even closed windows. After a major storm we recommend an HVAC filter change, extra attention to sills and ledges on recurring visits, and vacuuming of upholstered pieces near sliders.
The post-monsoon visit
Most of our north Scottsdale and Fountain Hills clients book a dedicated post-monsoon glass and patio visit in early October. It includes exterior and interior glass, screens, tracks, terrace detailing and outdoor furniture, and it resets the home for the best months of the year.
